What is FLISP and how does it work?

The FLISP – Financial Linked Individual Subsidy Program.
This program is a housing subsidy for first-time home buyers to assist with purchasing a home. The subsidy is paid to
your bank or financial institution and will reduce your monthly loan instalments, making it more affordable to purchase a
home. Households with an income between R3,501 to R22,000 may qualify for the FLISP subsidy if they meet all the

Can I reserve a unit?

Yes, only if the steps below on “how do I buy a unit” is completed.

HOW DO I SECURE A UNIT?

1. Pay R10,000 deposit into the attorney’s trust account
2. Conclude an Agreement of Sale with a Kings Gate site agent
3. Complete a home loan application
4. Provide FICA documents

What documents must I bring with me in order to purchase a unit?

1. A clear copy of your ID document
2. Proof of R10,000 deposit into the Attorneys trust account
3. Bank pre-qualification and / or approval

What if I don’t get a Home Loan – will my deposit be refunded?

Yes, if you do not qualify for finance through a Finance Institution, your deposit will be refunded.

Can I buy a unit subject to the sale of my property?

No. The developer cannot accept subject to sales. However, the site agents assisted by Century 21 Upper Highway can
assist with the sale of your property and thereafter you will have a chance in another village.

What does the levy cover?

The levy covers: security; perimeter fence; estate maintenance; estate management; building insurance; common area
maintenance; exterior unit maintenance and garden maintenance.

When is the first levy due?

The first levy is only due once the unit is complete and registered into your name.

Who is responsible for the exterior maintenance of my unit?

The Body Corporate is responsible for the exterior maintenance of the units.

Who is responsible for monthly electricity, water and rates?

The occupant is responsible for electricity and water.
Pre-paid electricity meters will be installed for the electricity supplied.
Municipal water will be supplied.
The owner is responsible for municipal rates.

When will construction start? When will my unit be ready for occupation?

Regular updates are provided by the developer regarding occupation dates

Will there be onsite management services?

Yes. A full-time management team is employed by the body corporate.

Can I change the design/size/ finishes of my unit?

Unit designs/size cannot be changed however there will be a choice of finishes selected by the developer, i.e. flooring,
counter tops and cupboards.

Will there be air conditioning in the units? If not, can I install my own?

There will be no air conditioning provided to the units. Owners may install units (except for the apartments) subject to the
approval of the body corporate and/or estate manager.

Will there be an Internet connection?

Yes. Open fibre networks are installing a highspeed fibre optic cable to the estate and each unit is fitted with an open
fibre access point. Owners are able to sign up with any internet service provider however “Tech 5” is a leading internet
service provider in the area and is offering a special, to all Kings Gate owners who sign up with them, which includes a
free Wi-Fi router and free installation. Owner may then choose a package to suite their requirements.

Will the apartments have one common satellite dish or individual dishes?

There will be one common satellite dish. The owner will be responsible for the connection fee.

Will there be any storage facilities?

There will be lock-up garages for sale.

How many parking bays do I get?

Each unit will be allocated 1 parking bay and/or carport. Some homes have a lock up garage

Will there be visitor parking?

Yes. Visitor parking has been allocated.

Where can I hang my washing?

Each unit will have a retractable line

What security measures will there be?

There is 24-hour manned security and patrolling guards in the estate.

Are pets allowed?

Pets are not allowed in the apartments. However, 1 small dog (under 15 kilograms) is permitted in the simplexes,
duplexes and freestanding homes.

Will I be allowed to rent out my property?

You may rent out your property, however, your tenant will be bound by the Kings Gate Estate conduct rules. 1Property has onsite leasing agents at the management offices.

Will I be able to use any estate agent to rent out/sell my property?

No. You will have to use the agents appointed by the developer until such time as the development is complete.

Where are the nearest shops/schools?

There are numerous shopping malls in Hillcrest and Waterfall Waterfall pre-primary. Waterfall Prep and Waterfall College
are right on your doorsteps as are Forest View Primary and Curro.

KINGS GATE FACILITIES

Kings Gate will have wide range of facilities, including a place of worship, community hall, crèche, gym, coffee shop, retail, communal pool, and entertainment complex.

Has the Body Corporate been established?

Yes.

Will the building have a NHBRC certificate?

Yes. Each unit will be enrolled with NHBRC.

What is the building warranty?

The building warranty is in terms of NHBRC.
